Prime Agricultural Soil and Cluster Subdivision |
ZOAM-2020-0002 | To amend the cluster residential development standards in the Agricultural Rural-1 and Agricultural Rural-2 zoning districts to protect and conserve agriculturally productive Prime Farmland Soils and further implement the clustered rural residential development policies of the 2019 Comprehensive Plan. | The Board of Supervisors approved a Resolution of Intent to Amend the Revised 1993 Zoning Ordinance on June 21, 2022. The Planning Commission held a public hearing on November 14, 2022, and voted to forward the ZOAM to a future Planning Commission work session, which was held on January 12, 2023. At the January 12 meeting, the Planning Commission voted to forward the ZOAM to a future Planning Commission work session. At the February 7, 2023 business meeting, the Board of Supervisors appointed a four person stakeholder work group to formulate revisions to the proposed ZOAM text. The work group’s findings were to be forwarded to the Planning Commission work session on June 8, 2023, but the item has been deferred. An update will be posted here when available. Short Term Residential Rentals | ZOAM-2018-0001 | To allow for short-term rentals. The proposed ZOAM would 1) establish short-term rentals as a new accessory use to residential uses; 2) establish commercial whole house rentals as a new principal use; 3) establish new and/or existing additional use regulations and/or performance standards to address short-term rentals; and 4) establish new and/or revise existing definitions to address short-term rentals. | At the April 4, 2023, Board of Supervisors meeting, the Board approved ZOAM-2018-0001. Airport Impact Overlay District | ZOAM-2021-0002 and ZMAP-2021-0011 | This ZOAM would amend regulations and definitions pertaining to the Airport Impact Overlay District (AIOD) to implement the 2019 Washington Dulles International Airport Aircraft Noise Contour Map Update. The proposed ZOAM would update references to the noise study for Dulles Airport in the zoning ordinance text, revise and clarify notice and disclosure requirements for property sales within the AIOD, and clarify protections for previously approved residential rezonings within the AIOD. | The Board of Supervisors approved the Airport Impact Overlay District amendments January 17, 2023. Adding Ground-Mounted Solar Energy Generation Facility as a Permitted Use in the PD-GI Zoning District | ZOAM-2022-0002 and ZMAP-2022-0011 | Amendments considered to the Planned Development-General Industry zoning district regulations to add “utility generating plant and transmission facility, ground-mounted solar energy generation facility only” as a permitted use subject to new use limitations. | At the November 1, 2022, business meeting, the Board of Supervisors voted to approve ZMAP-2022-0011, and at the December 6, 2022 business meeting, the Board of Supervisors voted to approve ZOAM-2022-0002.
